Rental Yield Calculator

Calculate gross and net rental yield from property investment value, rental income, expected occupancy and recurring operating expenses.

Choose the investment-value basis deliberately. Gross and net yield can change depending on whether you divide income by purchase price, total acquisition cost or another investment basis. Financing payments are excluded here so rental yield remains distinct from leveraged cash flow and investment ROI.

Understanding rental yield

Gross yield ignores operating expenses. Net yield provides a more conservative view after occupancy and entered operating expenses.

PROPERTY PURCHASE COST

Choose a stronger investment cost basis

If you want yield based on the full acquisition cost rather than headline purchase price, first calculate legal, agency, documentation and other acquisition costs.

Investment boundary: Rental yield is not a guarantee of investment performance. Actual rent collection, vacancy, maintenance, taxes, fees, property condition, capital expenditure and market value can differ from assumptions. Yield also does not include property appreciation or financing effects unless those are analysed separately.

How to Use This Calculator

Enter the property investment value you want to use as the denominator. Add the rent and select the period represented by that rent. Enter expected occupancy and annual operating expenses paid by the property owner. The calculator annualizes the rent and shows gross and net rental yield.

How Gross Rental Yield Is Calculated

Annualized Potential Rent = Entered Rent × (12 ÷ Months in Rent Period)

Gross Rental Yield = Annualized Potential Rent ÷ Property Investment Value × 100

How Net Rental Yield Is Calculated

Effective Rental Income = Annualized Potential Rent × Expected Occupancy %

Net Operating Rental Income = Effective Rental Income − Annual Operating Expenses

Net Rental Yield = Net Operating Rental Income ÷ Property Investment Value × 100

Gross Yield vs Net Yield

Gross yield is a quick comparison measure because it uses potential rent before operating expenses. Net yield goes further by allowing for occupancy and the operating costs entered by the user. A property with an attractive gross yield can have a much weaker net yield if vacancy or operating costs are high.

Property Investment Value

The denominator matters. Using only the purchase price can produce a different yield from using the total acquisition cost including transaction expenses. The calculator does not force one definition; it asks the user to choose the investment basis appropriate to the analysis.

What Expenses Should Be Included?

Include recurring property-level operating expenses relevant to earning the rental income, such as owner-paid management, maintenance, service or other operating costs. Mortgage principal and interest are intentionally excluded because financing structure belongs in cash-flow and ROI analysis rather than the underlying property yield.

Rental Yield in Nigeria

Rental income, occupancy, maintenance costs and property values can vary materially by Nigerian city, neighbourhood and property type. Avoid treating a yield based on asking rent or asking price as confirmed performance. Where possible, use transaction-specific and independently verified figures.

Frequently Asked Questions

What is gross rental yield?

Gross rental yield is annualized potential rent divided by the property investment value, expressed as a percentage.

What is net rental yield?

Net rental yield uses effective rental income after the occupancy assumption and subtracts entered operating expenses before dividing by property investment value.

Should I use purchase price or total acquisition cost?

Either can be analysed, but they answer slightly different questions. Use the cost basis that matches your investment analysis and state it consistently.

Does rental yield include mortgage payments?

No. Financing is excluded so the calculator measures property-level yield. Use a cash-flow or ROI calculator to analyse financing effects.

How does vacancy affect net yield?

Lower expected occupancy reduces effective rental income and therefore lowers net yield.

Can net rental yield be negative?

Yes. If entered annual operating expenses exceed effective rental income, net operating income and net yield can be negative.

Does a high rental yield mean a property is a good investment?

Not necessarily. Yield is one measure and does not by itself capture property condition, risk, appreciation, liquidity, financing, legal issues or future expenses.
