Understanding total rental cost

The advertised or agreed rent can be only one part of the cash needed to move into a property. Review each additional charge separately.

Verify every charge before payment: This calculator does not determine whether an agency fee, legal fee, deposit, service charge or other charge is legally required, reasonable or refundable. Obtain a written breakdown, verify the property and the recipient's authority, understand refund conditions, and review relevant documentation before paying.

How to Use This Calculator

Enter the rent amount and the number of months that amount covers. If more than one such rent period is being paid upfront, enter the number of periods. Add only the agency, legal, caution/deposit, service and other charges that actually apply. Agency and legal charges can be entered as either fixed naira amounts or percentages of the upfront rent.

How Total Rent Cost Is Calculated

Upfront Rent = Rent per Payment Period × Number of Periods Paid

Total Move-In Cost = Upfront Rent + Agency Fee + Legal Fee + Deposit + Service Charge + Other Costs

The calculator also converts the base rent into a monthly equivalent so properties quoted using different rent periods can be compared more consistently.

Rent Is Not the Same as Move-In Cost

A property can have an affordable headline rent but require substantially more cash at the beginning of the tenancy. Keeping rent separate from transaction and occupancy charges makes it easier to see where the money is going and compare alternatives.

Agency and Legal Fees

Finelib does not embed a universal percentage for agency or legal fees. Where a fee is actually quoted as a percentage, select the percentage option and enter that quoted rate. Where it is a fixed amount, select fixed amount. Verify the basis of every fee independently.

Caution Deposit and Service Charge

A caution or security deposit may have different refund conditions from rent and should therefore remain a separate line item. A service charge may cover particular shared services or facilities and can have a different coverage period from the rent. Confirm exactly what each charge covers.

Rental Cost Planning in Nigeria

Rental terms and additional charges can differ by city, neighbourhood, property, landlord, agent and transaction. Rather than treating any local practice as universal, this calculator lets the user model the actual terms presented for a particular property.

Frequently Asked Questions

What is the total cost of renting a property?

It can include the agreed rent plus applicable agency, legal, deposit, service and other move-in charges. The exact components depend on the transaction.

Does Finelib automatically assume an agency fee percentage?

No. Enter the actual quoted agency fee as either a fixed amount or percentage when applicable.

How is a percentage agency or legal fee calculated?

The entered percentage is applied to the total upfront rent calculated from the rent amount and number of payment periods.

Is a caution deposit part of rent?

The calculator keeps it separate because its purpose and refund terms may differ from rent.

Does the service charge cover the same period as rent?

Not necessarily. Confirm the service-charge coverage period and included services for the particular property.

What does monthly-equivalent rent mean?

It is the base rent divided by the number of months represented by the entered payment period. It helps compare rent quotations expressed using different periods.

Does the calculator confirm that a fee is legally required?

No. It only totals the amounts you enter. Verify the legal basis, recipient, documentation and transaction terms independently.
