How to Use This Calculator
Enter monthly take-home income and any other reliable household income. Add recurring debt repayments and essential obligations that compete with housing. Choose the percentage of the remaining income you want available for total housing, enter recurring non-rent housing costs, then select the advance-rent period you want to plan for.
How Rent Affordability Is Calculated
The calculator first subtracts entered recurring obligations from monthly net household income. Your chosen housing-allocation percentage is then applied to that available income. Other recurring housing costs are deducted from the resulting housing budget to estimate the rent component.
Total Housing Budget = Available Income × Chosen Housing Allocation %
Affordable Monthly Rent = Total Housing Budget − Other Monthly Housing Costs
Annual Rent Budget = Affordable Monthly Rent × 12
Monthly Rent vs Annual Rent
Rent can be quoted or paid using different periods. The calculator expresses affordability as a monthly equivalent and annual budget, then separately shows the amount required for the advance-rent period you selected. This keeps affordability separate from the timing of payment.
Upfront Rental Costs
Moving into a property can involve costs beyond rent. Rather than assuming universal agency, legal, caution or service-charge percentages, the calculator provides a user-entered upfront-cost field. Only enter costs that actually apply to the transaction you are evaluating.
Rent Affordability in Nigeria
Housing affordability can vary substantially by city, neighbourhood, property type, payment period and household circumstances. Annual or multi-month advance payments can also create a cash requirement that is much larger than the monthly-equivalent rent. A renter may therefore be able to afford the monthly economics of a property but still need to plan separately for the upfront cash requirement.

Frequently Asked Questions
How much rent can I afford?
The answer depends on your take-home income, recurring obligations, other housing costs and the share of available income you personally choose to allocate to housing.
Does Finelib assume rent should be 30% of income?
No. The calculator does not treat any single percentage as universally appropriate. You choose the planning percentage.
Should I use gross salary or take-home income?
For personal budgeting, the calculator is designed around monthly net or take-home income after deductions.
Why are other housing costs deducted?
Service charges, maintenance or other recurring housing costs use part of the total housing budget and therefore reduce the amount available for rent.
Does annual rent mean I must pay annually?
No. Annual rent in the result is a twelve-month budget equivalent. Actual payment terms depend on the property and agreement.
Does this calculate agency or legal fees automatically?
No. It does not assume universal fee percentages. Enter relevant upfront costs separately when known.
Does an affordable result mean I should rent the property?
No. Affordability is only one consideration. Property condition, location, documentation, payment terms, security, transport and other household needs should also be assessed.
