How to Use This Calculator
Enter the agreed or expected property price. Add the legal, agency, documentation, valuation, survey, due-diligence and other acquisition costs that apply to the particular transaction. Legal and agency fees can be entered as fixed amounts or percentages of the purchase price. Immediate repairs are kept separate so you can distinguish the cost of acquiring the property from the cost of making it ready for use.
How Property Purchase Cost Is Calculated
Total Acquisition Cost = Property Purchase Price + Acquisition Costs
All-In Initial Property Cost = Total Acquisition Cost + Immediate Repairs/Improvements
Purchase Price vs Total Acquisition Cost
The property price represents the consideration or planning price entered for the asset. Acquisition costs are separate amounts associated with completing, verifying or documenting the transaction. Keeping these figures separate makes property comparisons more meaningful.
Legal, Agency and Documentation Costs
Finelib does not assume one legal fee, agency percentage or documentation rate applies to every property transaction in Nigeria. Where a professional fee is actually quoted as a percentage of the purchase price, enter that percentage. Otherwise enter the agreed fixed amount. Verify all statutory and documentation costs against current requirements for the relevant property and jurisdiction.
Valuation, Survey and Due Diligence
A purchase price is not the same thing as an independent valuation. Similarly, a property description is not a substitute for appropriate survey, title or legal verification. These cost fields allow buyers to include relevant professional checks in the financial plan without Finelib pretending those checks have been completed.
Immediate Improvements
Repairs, renovation or improvements after acquisition are not treated as transaction fees. They are displayed separately and then added to show an optional all-in initial property cost. This distinction can be useful when comparing a cheaper property requiring substantial work with a more expensive property requiring less work.
Property Purchase Planning in Nigeria
Acquisition processes and charges can differ by state, title type, property, transaction structure and current rules. A useful calculator should therefore expose assumptions instead of embedding a single nationwide cost percentage. Always obtain current transaction-specific information before relying on an acquisition budget.

What costs should I include when buying a property?
Include the purchase price and only the legal, agency, documentation, valuation, survey, due-diligence and other costs that actually apply to the transaction.
Does Finelib assume a standard legal or agency fee?
No. The calculator uses the fixed amount or percentage entered by the user.
What is total acquisition cost?

Are renovation costs part of the property purchase price?
No. This calculator keeps immediate repairs and improvements separate, then shows an optional all-in initial cost including them.
Does the calculator include statutory property charges automatically?

Does this calculator verify property title or ownership?
No. Financial calculation does not replace legal, title, survey, valuation or other appropriate due diligence.
