How to Use This Calculator
Enter the cash or equity you can make available and any separately estimated financing capacity. Set aside cash you do not want to spend by entering a reserve. Then add your own acquisition-cost percentage, fixed acquisition costs and immediate improvement budget. The calculator works backwards from these resources to estimate a maximum property price.
How Property Affordability Is Calculated
Maximum Property Price = (Usable Resources − Fixed Acquisition Costs − Immediate Improvements) ÷ (1 + Acquisition Cost %)
Estimated Acquisition Costs = Maximum Property Price × Acquisition Cost % + Fixed Acquisition Costs
Why Acquisition Costs Reduce the Affordable Property Price
If a buyer has a fixed total amount available, money used for legal, agency, documentation, valuation or other acquisition expenses cannot simultaneously be used to pay the property price. This calculator therefore includes those costs inside the overall affordability envelope rather than adding them after declaring a maximum price.
Equity and Financing Capacity
Equity is the buyer's own available cash or capital for the transaction. Financing capacity is the amount the buyer expects could be financed. The calculator deliberately does not derive financing capacity from salary because lender underwriting and repayment affordability are separate questions. The later Mortgage Affordability Calculator is intended for that analysis.
Cash Reserve
Using every available naira for a purchase can leave no buffer for emergencies, moving costs, maintenance or unexpected property expenses. The reserve field lets the buyer deliberately protect part of available cash from the affordability calculation.
Target Property Test
If you already have a target property price, enter it to compare the estimated initial requirement with usable resources. You can also enter a minimum equity/deposit percentage if a particular financing scenario requires one. Finelib does not supply a default percentage.
Property Affordability in Nigeria
Property prices, financing arrangements, documentation requirements and transaction costs can vary materially across Nigeria and between individual transactions. A planning tool should expose these assumptions rather than treating one nationwide percentage as universally applicable.

Frequently Asked Questions
How much property can I afford?
The calculator estimates a maximum price from the equity and financing capacity you enter after allowing for reserve cash, acquisition costs and immediate improvements.
Does financing capacity mean I am approved for a loan?
No. It is a planning input. Only the relevant finance provider can determine actual eligibility and approval.
Why does the calculator subtract acquisition costs?
Because acquisition costs use part of the same total resources available to complete the purchase.
Does Finelib assume a standard deposit percentage?
No. If a financing scenario has a minimum equity or deposit requirement, enter that percentage yourself.
Should I keep a cash reserve?
That is a personal financial decision. The calculator provides a reserve field so users can model a purchase without assuming all available cash will be spent.
Are legal and documentation costs automatically calculated?
No. Use your own percentage planning assumption and fixed costs here, or use the Property Purchase Cost Calculator for a more detailed transaction-specific breakdown.
Is this a property valuation?
No. Affordability describes what a funding budget may support. It does not determine what a property is worth.
