Rental Income Calculator

Estimate gross potential rent, occupancy-adjusted rental income and net rental income after owner-paid operating expenses.

Income before financing: mortgage payments, loan principal, interest, property acquisition cost and property appreciation are deliberately excluded. This calculator measures rental operations, not investment yield, ROI or financed cash flow.

How to Use This Calculator

Enter the number of comparable rental units, the rent charged per unit for the selected rent period, and expected occupancy. Then enter annual owner-paid operating expenses. The calculator annualizes rent, adjusts it for occupancy and deducts operating expenses.

Rental Income Formula

Annual Potential Rent per Unit = Entered Rent × (12 ÷ Months in Rent Period)

Gross Potential Rental Income = Units × Annual Potential Rent per Unit

Effective Rental Income = Gross Potential Rental Income × Occupancy %

Vacancy / Non-Collection Allowance = Gross Potential Income − Effective Income

Net Rental Income = Effective Rental Income − Annual Operating Expenses

Gross Potential Rent vs Effective Rental Income

Gross potential rent assumes every unit generates its full scheduled rent for the full year. Effective rental income reduces that amount using the occupancy assumption, making vacancy or non-collection visible rather than hiding it inside expenses.

Operating Expenses

Owner-paid management, maintenance, repairs, service costs and other recurring operating expenses reduce net rental income. Capital improvements and financing are different categories and should not be mixed into ordinary property operating expenses.

Rental Income vs Rental Yield

Rental income is an amount of money generated by the property. Rental yield compares rental income with a property value or investment-cost basis. Use the Rental Yield Calculator when the question is return as a percentage of property value.

Rental Income vs Property Cash Flow

Net rental income here is before mortgage or other financing payments. Property Cash Flow goes further by including debt service and other cash items to estimate the cash remaining to the owner.

Rental Income Analysis in Nigeria

Rent periods, occupancy patterns, tenant demand, management arrangements and owner-paid costs can vary by Nigerian city, neighbourhood and property type. Use evidence from the specific property and local rental market rather than assuming one occupancy or expense level applies everywhere.

Frequently Asked Questions

What is gross potential rental income?

It is the rent that all entered units could generate over a full year before vacancy or non-collection.

What is effective rental income?

It is gross potential rent adjusted by the occupancy percentage entered.

What is net rental income?

In this calculator it is effective rental income minus the owner-paid annual operating expenses entered.
