Property Investment ROI Calculator

Estimate total property return from acquisition cost, improvements, rental income, operating expenses and change in property value over a holding period.

Unleveraged ROI: mortgage principal, interest and loan proceeds are excluded. If the property is unsold, the end value is an estimate and the capital gain or loss remains unrealized.

How to Use This Calculator

Enter total acquisition cost, initial improvements, rental income and operating expenses for the holding period, later capital expenditure, end property value and any exit costs.

How Property Investment ROI Is Calculated

Invested Capital = Acquisition Cost + Initial Improvements + Additional Capital Expenditure

Net Rental Contribution = Rental Income − Operating Expenses

Net End Value = End Property Value − Exit Costs

Capital Gain/Loss = Net End Value − Invested Capital

Total Profit/Loss = Net Rental Contribution + Capital Gain/Loss

ROI = Total Profit/Loss ÷ Invested Capital × 100

Rental Return vs Capital Gain

Rental income is the operating return earned while holding the property. Capital gain or loss is the change between invested capital and net end property value. Showing them separately reveals where the investment result came from.

Why Improvements Count as Investment

Initial improvements and later capital expenditure use investor capital and therefore increase the investment basis. They are included once in invested capital rather than being deducted again as operating expenses.

End Property Value

If sold, use the sale price and relevant exit costs. If unsold, the end value is only an estimate. Purchase price, asking price, professional valuation and transaction price are different concepts.

Annualized Return

The annualized result is a simplified compounded equivalent based on beginning invested capital and the model's total ending wealth. It is not IRR because the exact dates of rent, expenses and later capital expenditure are not modelled.

Property Investment Analysis in Nigeria

Rental conditions, operating expenses and property values vary across Nigerian cities, neighbourhoods and property types. Use transaction-specific evidence where possible and independently verify title, condition, rental evidence, valuations and costs.

Frequently Asked Questions

What is property investment ROI?

Total profit or loss from rental contribution and capital gain/loss divided by invested capital.

Is rental yield the same as ROI?

No. Rental yield focuses on rent; ROI can combine rental performance with capital value change.

Should acquisition costs and improvements be included?

Yes, when they represent capital committed to the property investment.

Does this include mortgage interest?

No. This version measures unleveraged property performance.

What if property value falls?

The capital loss reduces total ROI and can outweigh rental profits.

Is an estimated value a realized profit?

No. A valuation change becomes realized only through an actual transaction.

Is annualized ROI the same as IRR?

No. Exact cash-flow dates are not modelled here.
