How to Use This Calculator
Enter the property purchase price and, if required, additional acquisition costs. Enter the relevant property area and identify whether it represents usable floor area, gross floor area or land area. The calculator converts the area to square metres and produces consistent rates.
Property Cost per Square Metre Formula
Total Acquisition Cost = Purchase Price + Additional Acquisition Costs
Acquisition Cost per m² = Total Acquisition Cost ÷ Area in m²
Purchase Price vs Total Acquisition Cost
Headline property price does not necessarily represent all cash required to acquire a property. Legal, agency, documentation, valuation and other transaction-specific costs can increase the investment basis. Showing both rates makes that difference visible.
Usable Floor Area vs Gross Floor Area
Usable floor area generally represents space available for practical occupation or use, while gross floor area can include a broader measured building area depending on the measurement convention. Do not compare rates calculated from different area definitions without understanding the difference.
Land Area Basis
For land transactions, the denominator can be land area rather than building floor area. A land-price-per-m² figure should not be presented as though it were a building floor-area rate. The selected basis is therefore displayed prominently in the result.
Different from Construction Cost per m²
This Property & Real Estate calculator measures the price or acquisition cost of a property against its area. It does not estimate the cost to construct a building. Construction quantities, materials, labour and project costs belong in the separate Construction Cost per Square Metre Calculator.
Property Comparison in Nigeria
When comparing Nigerian properties, use the same cost basis and the same area basis across candidates. Location, neighbourhood, property type and documentation can strongly affect value, so cost per m² should be one input to analysis rather than a standalone valuation.

Frequently Asked Questions
How is property cost per square metre calculated?
Divide the selected property cost basis by the relevant property area converted to square metres.
Should I use purchase price or total acquisition cost?
Purchase price is useful for headline comparisons; total acquisition cost can provide a fuller investment-cost comparison when additional costs are known.
Can I use land area instead of floor area?
Yes, but label it as a land-area basis and compare it only with appropriately comparable properties.
Can I enter square feet?
Yes. The calculator converts square feet to square metres before calculating the rate.
Is usable floor area the same as gross floor area?
No. They can represent different measurement scopes, so rates using them should not be mixed without adjustment or explanation.
Is this the same as construction cost per m²?
No. This tool analyses property purchase or acquisition cost. Construction cost per m² estimates building project cost and belongs to the Construction calculator family.
Does cost per m² tell me the market value?
No. It is a comparison metric and does not replace professional valuation or transaction due diligence.
