How to Use This Calculator
Enter actual or expected rental receipts and their payment period. Add annual operating expenses, then enter the mortgage or other debt payment and its payment period. Finally add recurring cash costs and any reserve contribution you want treated as a cash outflow.
Property Cash Flow Formula
Net Operating Income (NOI) = Annual Rental Receipts − Operating Expenses
Annual Debt Service = Entered Debt Payment × (12 ÷ Debt Payment Period in Months)
Annual Property Cash Flow = NOI − Debt Service − Other Recurring Cash Costs − Reserve Contribution
Net Operating Income vs Cash Flow
Net operating income measures property operations before financing. Cash flow goes further by deducting debt service and other recurring cash outflows. A property can therefore have positive NOI but negative owner cash flow if financing and other cash obligations are high.
Debt Service
Debt service represents the recurring mortgage or loan payments entered by the user. This calculator does not estimate the payment from a loan balance or interest rate. Use the relevant mortgage or financing calculator when repayment needs to be calculated first.
Operating Expenses vs Other Cash Costs
Management, routine maintenance and owner-paid property operating costs belong above NOI. Financing and other owner-specific recurring cash obligations are shown below NOI so the operating performance of the property remains visible.
Reserve Contributions
A reserve contribution is cash intentionally set aside for future major repairs or other property needs. It is included as a cash outflow when entered, but it is not automatically treated as an operating expense.
Cash Flow vs Rental Income, Yield and ROI
Rental income measures property operating income. Rental yield compares income with property value. ROI can include both income and property value change. Cash flow focuses on actual recurring cash left after operating and financing outflows.
Property Cash Flow in Nigeria
Rent collection patterns, financing structures, maintenance costs and owner-paid charges vary across Nigerian properties and locations. Use transaction-specific figures and current loan obligations rather than assuming one expense or debt-service pattern applies everywhere.

Frequently Asked Questions
What is property cash flow?
It is the recurring cash remaining after rental receipts are reduced by operating expenses, debt service and other entered recurring cash costs.
Is net operating income the same as cash flow?
No. NOI is before financing, while cash flow includes debt service and other below-NOI cash outflows.
Does this include property appreciation?
No. Appreciation is a property value change rather than recurring operating cash flow.
Can cash flow be negative?
Yes. If expenses, debt service and other cash costs exceed rental receipts, the property has negative cash flow under the entered assumptions.
What is the debt-service coverage shown here?
It is NOI divided by entered annual debt service, provided only as a simple planning indicator rather than formal lender DSCR.
Should reserve contributions be treated as expenses?
This calculator shows them separately as cash outflows rather than automatically classifying them as operating expenses.
Does this calculate my mortgage payment?
No. Enter the actual or planned recurring debt payment. Mortgage repayment calculations belong in the mortgage calculators.
