Construction Cost per m² Calculator

Calculate the effective construction cost per square metre from a project estimate, or use your own cost-per-m² assumption to create an early project budget.

Use building floor area, not plot/land area. For a multi-storey project, use the total applicable gross floor area across the floors included in the cost. Be consistent about what the project cost includes before comparing one project's ₦/m² with another.

Comparison boundary: Cost per m² is a broad budgeting and benchmarking measure, not a complete quotation. Rates can differ because of building type, location, specification, finish, height, structural system, ground conditions, services, external works, preliminaries, professional fees, taxes, inflation and what each estimate includes. Compare rates only on reasonably consistent scope and area definitions.

How the calculation works

Analysis mode divides the entered project cost by total applicable floor area. Budget mode multiplies total floor area by the user-entered cost-per-m² assumption, then adds optional allowances and contingency. No current Nigerian cost-per-m² rate is built into the calculator; market values should come from supported Finelib Prices evidence or a project-specific estimate.
